Herriman Real Estate 

The scenic paradise of Herriman real estate is located southwest of Salt Lake City.  It is part of the greater Salt Lake City region and has so much to offer.  Herriman real estate is popular with sports enthusiasts for its spectacular natural beauty.  The area is also a commercial and transportation hub for the inter-mountain regional area.

Herriman real estate provides residents with all the great amenities of a big city, but it retains the feel of a small, western town.  Herriman also offers residents welcoming hospitality, endless recreational opportunities, great schools, a thriving economy and the greatest snow on earth.

Founders and History of Herriman
The area was once home to Native American Indians until 1851, when William Charles Crump came to the area to settle.  Crump was born in England in 1830.  He came to America in 1852 and joined the Abraham Smoot Company.  Crump was first assigned to Taylorsville to build a settlement there, then he served as a guard on the south and west sides of the valley.  Brigham Young then sent Crump and other families to Herriman to build a settlement.  The community has continued to grow and thrive with a strong  economy.  Herriman real estate was officially incorporated in June 1999.

Education in Herriman
The Jordan School District serves students residing in Herriman real estate.  The district is the largest school district in Utah, serving over 80,000 students.  The district is made up of 58 elementary schools, 17 middle schools, 10 high schools, three special needs schools, two technology centers and one alternative high school.  There are two schools within the city limits of Herriman.  Students in the Jordan School District continue to excel in their education.  They win local, regional, state and national awards each year.  On average, graduates are awarded over $23 million each year in athletic and academic scholarships.  Over 85% of graduating students further their education by attending colleges and universities.  There is a 93% graduation rate in the Jordan School District, one of the highest in the US, and standardized tests average equal or above state and national testing averages.

There are also several private schools in the area when in need of an alternative to public school education.  Higher educational needs are met by Brigham Young University, Westminster College, the University of Utah, Weber State University and Utah State University.   Each university offers a unique educational experience.

Things To See and Do in Herriman
Herriman real estate is a year-round destination for recreation.  The area features national parks, theaters, fine restaurants, historic sites and world-class ski resorts.  Herriman real estate is surrounded by the Oquirrhs Mountains to the west and Wasatch Mountains to the east.  It's the perfect spot to have fun with the entire family.  Area activities include rock climbing, river rafting, hiking, hunting, fishing, biking and skiing.  Herriman is known as one of the Unites States' finest ski destinations, with ten major ski resorts featuring seven cross-country areas, 100 ski lifts and a ski jumping complex.  The local canyons are full of glistening waterfalls, wild flowers and unique foliage when winter changes to spring.

Nearby Great Salt Lake has many activities.  There are four rivers and several streams that empty into the lake, making it a great place for water activities and the sunsets over the lake are breathtaking.  Bird watchers also love the Great Salt Lake because there are numerous species of birds that feed on the brine shrimp living in the lake.  There is also a marina on the lake for boaters that provides 300 slips as well as camping available on the lake.

Utah is truly one of the most beautiful states in the nation, with Herriman real estate right in the heart of all that beauty.  There is something for everyone in Herriman!

Buying Land and New Construction >What About the Water

If you are considering buying acreage, your real estate agent will probably supply you with basic information about the soil quality, zoning and property boundaries. Whether you intend to build a vacation home or a working horse ranch, you'll also need to know about the water quality and quantity.

If the land is not in an area where water is supplied and tested by a municipal water system, you will need to drill a well for drinking water even if the land has surface sources that provide water for irrigation. Instead of paying monthly water bills, you'll be investing a substantial sum to drill the well and maintain it over time. Contact the county water department to determine how many gallons per minute you and your family (or agricultural business) will require. Talk to the neighbors to find out how long it actually takes to obtain permits to drill for water in that area, and get estimates from local companies on drilling costs.

With a little detective work and help from your agent you can discover any local problems with contamination of the water supply due to toxic substances. Surface waters such as streams, ponds or lakes may be considered public property, and may require you to obtain a water use permit from the state in order to dam a creek or pump water from a supply that sits on your land.
